Accent Wall

Backsplash

Coffered Ceiling
A ceiling design featuring a grid of recessed panels (coffers) separated by beams or molding. Crown Molding
Decorative trim installed at the junction of walls and ceiling. Crown molding reads as a finish-quality signal to buyers — its presence or absence directly affects perceived quality tier. Runs $3–$15 per linear foot installed depending on profile complexity.
Fascia
The flat board that runs along the lower edge of a roof, capping the rafter ends. Relevant in exterior renovation — damaged fascia is a water infiltration risk and a common spot for contractors to identify and upsell repair work.
Fenestration

Grout

Hardwood vs. Engineered Hardwood vs. LVP

Joinery
The techniques used to connect pieces of wood in furniture and cabinetry — mortise and tenon, dovetail, finger joint. Visible joinery details are a signature Japandi and Arts and Crafts element; in other styles, joinery is typically concealed.
Knob-and-Tube
An early electrical wiring system (pre-1950) using separate hot and neutral wires run through ceramic knobs and tubes. A safety concern: not grounded, not compatible with modern loads, often flagged by inspectors. If your renovation involves opening walls in an older home, knob-and-tube discovery is a common budget-expanding event.
Lacquer
A high-gloss, hard-drying finish applied to wood, metal, or cabinetry. Common in contemporary and mid-century modern kitchens. More durable than paint on cabinetry but harder to repair without full refinishing. Reads as high-gloss and formal — not Japandi-appropriate.
Load-Bearing
A wall, beam, or column that carries structural weight from above. Removing a load-bearing element without proper structural engineering and a replacement beam is one of the most dangerous and expensive mistakes in DIY renovation. Always confirm load-bearing status with a structural engineer before planning any open-plan conversion.
M–R: Design Styles and Movements
Mediterranean
A style drawing on Southern European (Spanish, Italian, Greek) architectural traditions. Key elements: terracotta tile, arched doorways, stucco walls, wrought iron, warm earthy tones. Common in Florida, California, and Texas homes built before 1970.
Mid-Century Modern
A design style from roughly 1945–1975 characterized by organic curves, minimal ornamentation, large glass surfaces, and the integration of indoor and outdoor space. Broadly synonymous with Scandinavian design — white dominant palette, functional furniture, natural light emphasis, clean lines. Similar to Japandi but cooler in tone and with less emphasis on natural material imperfection.
Organic Modern
A contemporary style that balances modern clean lines with natural and biomorphic shapes. Curved furniture, natural stone, live-edge wood, linen upholstery, and green plants. A bridge style between Japandi and modern minimalism.
S–Z: Contractor and Project Management Terms
Scope Creep
The gradual expansion of a renovation project beyond the original agreed scope. The most common cause of budget overruns. Prevented by a detailed written scope document and a change-order process that requires written approval before any work outside the original scope begins.
Spec Sheet
A document specifying exactly what materials, models, colors, and finishes will be used in a renovation. A spec sheet turns verbal agreement into a contractual reference — it is what prevents “similar” substitutions that look and cost differently from what you selected. Subcontractor

Underlayment
A material layer installed between the subfloor and the finish floor covering. Functions include moisture barrier, sound dampening, and leveling. Required for most floating floor installations (LVP, engineered hardwood). Cheap to install; expensive to retrofit if skipped.
Vapor Barrier
A plastic sheet or coating that prevents moisture from passing through floors or walls. Critical in basements, crawl spaces, and any renovation in high-humidity climates. Missing or failed vapor barriers are a leading cause of mold issues in renovated spaces.
Wainscoting

Zoning Variance
